Property Services - Property Inspection

At Rent People we work hard to keep our Auckland property management fees low. Starting at only $35 per week (excluding GST) we manage your rental properties all over Auckland on your behalf. Best of all, this fee only applies when your property is tenanted, and the rent is coming in.

Which includes four property inspections annually

Our 8.5% fee applies to rental properties within the Auckland area and includes the following services:

Full property management service with up to four inspections per year, Rent Collection, Payment handling, Resolving issues with tenants/issuing notices (3 month minimum term), Communication and correspondence with tenants and keeping you as involved as you want to be. We are a Professional and trusted service.

A 10% discount applies to our property management rate when you list 5 or more properties with us. If you are an overseas aid worker or NGO, please contact us to ask about our special rate for your particular properties.

New Tenancy Establishment Fee

Equivalent to ONE WEEKS RENT + GST, this is our fee to you, for our finding a tenant service. This fee includes the cost of standard* Trademe advertising for your rental property, conducting property viewings and interviewing potential tenants, as well as performing credit and reference checks, searching the Tenancy Tribunal database for any past orders, debt notices, completing tenancy agreement / bond lodgement, paperwork and conducting move-in inspections.

Minimum charge of $560 +GST, with this fee capped at a maximum of $900 + GST per tenancy.

This service is offered to both our regular and infrequent customers.

Furnished Properties

Furnished properties incur an extra $20 per week charge on top of the above rates. We maintain an asset register of each chattel included in the tenancy agreement.

Week by Week property management rate: $50 + GST per week (minimum 3 weeks)

The month by month option is available for overseas landlords who are out of New Zealand for more than 21 days and require New Zealand based property managers as per the Residential Tenancies act. With this option we do not collect any rent or rent arrears, but we are first point of call for any urgent maintenance issues, and will arrange contractors in the event that there is anything particularly urgent, and likely to cause loss of property or harm to people, such as water damage or electrical problems.

Maintenance and Expense payment Fees

Any maintenance or cleaning conducted directly by Rent People will be charged at $85.00 + GST per hour.

Any specialist trades and service contractors will be charged at their cost plus an admin fee of 5% + GST (Admin fee capped to a maximum of $300.00 per invoice). We have negotiated discounted rates with some of our regular suppliers so you can take advantage of their reduced rate too.

If we pay any property-related expenses (such as water rates, purchasing chattels, or paying for maintenance) on your behalf, there is an admin fee of 5% + GST charged on the amount paid.

Mediation and Tenancy Tribunal Costs

If we placed the tenant in your property and/or we have been managing the property for over 3 months of full property management service, all tenancy tribunal and/or mediation fees are included in the service fee, and may be collected from the tenant.

Mediation costs and arrears collection which occur outside these terms will be at a rate of $140 per hour + GST and 7.5% of the arrears debt collected + GST.

Property Inspections

We recommend monthly inspections for the first 3 months, then inspections every three months after that.

Our standard commission rate of 8.5% includes up to FOUR inspections per calendar year.

Additional Standard Inspection or re-inspection: $65 per inspection + GST

This service is also offered to our infrequent customers, where we conduct casual regular inspections at a cost of $99 + GST per inspection, and end of tenancy inspections at $180 + GST per inspection.
