In general it takes 3-4 weeks to secure good tenants, that is if the property is well maintained and priced correctly. Demand for rental properties in Auckland is strong so usually the only hold up is the 3 week notice tenants will have to give for their current tenancy. There are a lot of vacant apartments in the Auckland CBD at present, so this area can take a bit longer than 3-4 weeks.
We keep our overheads low as our managers don’t work out of an office, but are instead totally mobile, so we avoid the costs of rent, rates, insurance etc. Since we’re not a division of a real-estate company, we don’t have to send profits back to a parent company. With today’s software and telecommunications solutions available we find this an effective way to keep our prices low for our customers.
Yes! There is no need to sign up with a management contract. We offer a casual ‘find a tenant’ service for Landlords and Property Investors. We advertise your property on Trademe, conduct viewings, review tenant’s applications, check the tenancy tribunal databases and check incomes and outgoings as well as any history of bad credit, defaults and bankruptcies. We then sign up the tenant, with your approval, complete paperwork, collect the bond and first week of rent. See our Fees page for costs.
Whilst we can’t divulge exactly how many properties we are managing due to the sensitive nature of this information, we can tell you that we are a boutique management company with a combined annual rent collection of over one million dollars per annum. Our total rent collected to date is over 9 million dollars in rent.
We will advise you of a ‘fair market rental’ which will be a figure based on what similar properties are currently renting for in that suburb.
We offer a Month by Month management service for $20 per week + GST. The month by month option is great for landlords who are travelling overseas for more than 21 days and require NZ based property managers as per the Residential Tenancies act.
Our ‘find-a-tenant’ service includes:
Potential tenants fill out an application form which includes details of their personal and working situations and current renting/living arrangements. Once we’ve collected all the information and have conducted background checks, we will select the most suitable tenants for your property and consult with you also.
All rent is paid fortnightly by automatic payments from our ANZ Trust account. We forward the rent to you (minus our management fee and any other applicable fees) into your nominated bank account.
We conduct at least 4 comprehensive property inspections annually (Charges apply for additional inspections). We’ll report any issues to you after each inspection.
We handle the basics while we’re onsite conducting property inspections – this saves you money on call out fees and contractors. Our hourly rate is $80 (plus GST) for basic maintenance and cleaning charges where required. If we are unable to do the work ourselves, we have a number of trusted contractors who are more than capable of completing work for you. A 5% commission fee plus GST will be charged on the total invoice amount.
We lodge bonds with MBIE – Tenancy Services Bond Centre, ideally we collect at least 3 weeks’ rent as bond (the maximum amount allowable in New Zealand is currently 4 weeks’ rent).
